Sometimes working with a friend is one of the best decisions one could make. Other times, well, it just ends in disaster.
This was the case for Nick and Jessica Doney who had been working with “a friend of a friend” to help them with the purchase of a new forever home. They were renting at the time, but were working on closing on the sale of a home. With four kids, and one on the way, making the transition from renters to homeowners as smooth as possible was important.
Unfortunately, this was not to be. Because the agent they had been working with ignored what was described as a “credit issue” for far too long, the Doney’s risked losing their earnest money. This family of seven was losing their rental house, and would be left homeless if they were unable to close on their new home.
Just when the situation couldn’t look any darker, they contacted Dave Hawley of the Toril Sells Houses Team. Sympathizing with Nick and Jessica’s plight, Dave and the Team negotiated an extension for closing twice while the lender was working on the credit issue. The sellers also generously agreed to forfeit their earnest money if the second extension to closing was not enough.
Dave and the Team also maintained constant contact with Doney’s lender, helping them to understand how urgent it was to resolve the credit issue that had arisen earlier in the process. Dave also appealed to the investor’s representative on behalf of the Doney family, explaining their situation. After hearing of Doney’s unique case, the lender allowed for the second extension to be signed and the deal to proceed to closing. Thanks to the hard work of the Dave and the Toril Sells Houses Team, the Doney’s got the home of their dreams.
