Blog > A New Home in Hawaii
Jeremy and Christie Stover received the news most military families have experienced more than a few times in their lives of service. Pack up your things, you’re moving to another base. This time, the US military was sending the Stover’s from Washington State to the island state of Hawaii.
Lisa Hudson of the Toril Sells Houses Team, who had sold the Stover’s their Washington home, couldn’t have been more trilled.
“Wow, you’re moving to Hawaii? How awesome!” she posted on the family’s Facebook page.
Like any good real estate agent, Lisa’s excitement also came with one critical question, what were they going to do now?
She knew she had sold the Stover’s their home at the height of the housing market about a decade earlier, and knew the couple also had a rental they had to consider as well before they relocated across the ocean. Lisa’s second question considered this property, “What about the rental?”
Christie offered a simple solution; although they’d been underwater with the property for some time, there was a chance that they could still sell the home in a year when the tenants lease was up. Thinking this to be a sound plan, Lisa made a note on her calendar to follow up with the Stover’s eleven months later.
As it turns out, a year made all the difference. What was a buyers’ market only a year earlier, had turned into one of the hottest sellers’ markets Lisa had seen, and she knew she had a chance of helping the Stover’s turn a much needed profit that could help them with the move. Had Lisa not followed up with the Stover’s, she knew they’d possibly have to renew the lease; a move that would’ve cost them more in maintenance of the home, as well as running the risk that the market would change once again.
From there, Lisa and the Toril Sells Houses Team contacted both the tenant and property manager. The Team worked directly with both parties to ensure an atmosphere of cooperation with the tenants, making them allies in the entire process of selling the Stover’s home. They accomplished this goal by strategically implementing a concession to the tenants for helping prepare, stage and show the home while they continued to live in it.
Although not easy, the process paid off in the end for all parties involved.
The Toril Sells Houses Team had several offers on the house within the first weekend, with the Stover’s accepting an offer that was significantly greater than the original listing price. This allowed the Stover’s to make a profit. Not only did this help them with their moving costs, but it also allowed them to get out of a home they originally weren’t sure they could be free of without taking a loss.
As a result of Lisa and the Toril Sells Houses Team’s work and dedication, Jeremy and Christie wrote an amazing review, and recommend both Lisa and the Toril Sells Houses Team every chance they get.
The greatest reward for the Toril Sells Houses Team, however, is that they were trusted with the privilege of helping a military family by removing the stress of maintaining a rental while they were stationed across the Pacific Ocean.
